Commercial Garage Door Operators — Portland Metro Installation & Repair

When your loading dock goes down, every hour it stays down costs money. At D&L Garage Doors, we install and service commercial door operators built for the daily demands of warehouses, distribution centers, auto shops, and self-storage facilities across the Portland Metro. We’re a LiftMaster Authorized Dealer, and every installation is handled by our in-house technicians — not subcontractors.

Whether you need to automate a single bay door in Swan Island or retrofit a fleet of docks along the Columbia Corridor, we’ll match the right operator to your door type, daily cycle count, and facility requirements. We offer same-day and next-day evaluations so you’re not waiting around for answers — once we assess your facility and identify the right operator or parts, we schedule the work around your business hours.

Trolley Operators (Ceiling-Mount)

Trolley operators mount to the ceiling and pull the door open via a heavy-duty rail. They’re the most common choice for standard-lift sectional doors — where the tracks curve back horizontally along the ceiling.

We install reinforced solid-steel I-beams instead of standard rails. The added rigidity prevents bowing under heavy commercial panels, extends motor life, and keeps the door traveling smoothly.

  • LiftMaster ATSW — Light-duty AC trolley, 3/4 HP, dual-rated residential/commercial, 14 ft max door height
  • LiftMaster TDC — MAXUM DC trolley, 12″/sec speed, up to 30 cycles/hr, myQ Facility, floor-level controls

Jackshaft Operators (Wall-Mount for Sectional Doors)

Jackshaft operators mount on the wall beside the door shaft, eliminating the overhead rail entirely. This keeps your ceiling open for lighting, sprinklers, forklifts, and cranes. They’re the only practical choice for high-lift and full vertical-lift configurations, and because they mount at wall level, service and inspection are safer and faster.

  • LiftMaster LJ8900W — Light-duty AC wall-mount, 10 cycles/hr, cable tension monitor included, optional battery backup
  • LiftMaster JDC — MAXUM DC jackshaft, 12″/sec speed, up to 30 cycles/hr, battery backup included standard
LiftMaster TDC — MAXUM DC trolley

Hoist Operators (Wall-Mount with Manual Chain Backup)

Hoist operators add a built-in manual chain hoist accessible from the floor. If power fails, any employee can safely open the door from ground level — no ladder, no delay. Built for the heaviest commercial applications, including large insulated sectional doors, vertical-lift configurations, and rolling steel doors.

  • LiftMaster JHDCMAXUM DC hoist, 12″/sec speed, up to 30 cycles/hr, floor-level chain manual override, myQ Facility

Rolling Door & Grille Operators

Roll-up sheet doors, security grilles, and self-storage units need operators designed specifically for barrel-style doors that wrap around a shaft. For heavier rolling steel doors in high-traffic industrial settings, the LiftMaster JHDC hoist operator is also an excellent fit.

  • LiftMaster LJ8950W — Light-duty AC wall-mount for rolling doors and grilles, 10 cycles/hr, myQ compatible
  • ATA 87840 EasyRoller14 — 600N DC motor, roll-up barrel/sheet doors up to 14 ft and 242 lbs, self-storage and mini-warehouse applications

How We Help You Choose

Installing the wrong operator is the #1 cause of premature failure. The right choice depends on your door type, daily cycle count, door weight and size, mounting space, voltage requirements, and safety compliance needs. Every commercial project starts with an on-site evaluation — we don’t quote over the phone because getting it right matters more than getting it fast.

Repair & Service

Commercial operators take a beating, and parts wear out. We stock the components that commonly fail — logic boards, drive chains, limit switches, safety sensors — so we can minimize your downtime. The scope and timeline of a repair depends on what’s wrong. Some issues we fix on the spot, others require ordering parts. Either way, we diagnose the problem and give you a clear answer.

FAQs About Commercial Door Operators

It depends on your door type (sectional, roll-up, or grille), daily cycle count, door weight/size, and available mounting space. Trolley operators work for standard-lift sectional doors. Jackshaft operators are better when you need ceiling clearance or have high-lift tracks. Hoist operators add manual chain backup for heavy industrial use and rolling steel doors. We do an on-site evaluation before recommending anything
