Commercial Overhead Door Repair sales and installation

Commercial Garage Door Repair & Service in Portland

A door down at your warehouse costs you money every hour. We get that.

Whether it’s a sectional door jammed at a loading dock, a forklift-damaged panel at a distribution center, or an overhead door that won’t close at your restaurant — we respond fast and carry the parts to handle most commercial repairs the same day.

We’ve been servicing commercial doors across Portland since 2010 — warehouses on Airport Way, auto shops in the Central Eastside, restaurants in the Pearl, storefronts in Hillsboro. When Columbia Sportswear needed an overhead door replaced at their Employee Store before opening at 10 AM, our crew started at 4 AM and had it done before the first customer walked in.

That’s the kind of work we do.

Commercial Door Services We Provide

Sectional Door Repair & Panel Replacement – Forklift hits, weather damage, worn hardware — we see it all. We repair and replace damaged steel sections to restore security and insulation without buying a whole new door. Bent tracks, off-track doors, crushed panels, and damaged bottom seals — all handled on site.

Commercial Spring Replacement – Commercial doors are heavy, and they cycle far more than residential doors. Standard springs don’t last. We calculate the correct wire size and wind count for your specific door weight and cycle requirements, then custom-cut springs rated for 25,000, 50,000, or 100,000 cycles. Most springs are cut same-day through our local supplier. If we need specialty wire, it ships in 3-4 business days.

Cable & Hardware Upgrades – Commercial doors put more stress on every component. We upgrade to industrial-grade hardware — solid steel shafts, 3-inch heavy-duty tracks, and replace frayed cables before they snap under load.

Commercial Operator Installation & Repair – The door is only as reliable as the motor running it. We install and service LiftMaster commercial operators sized to your door and usage:

  • Trolley operators — standard choice for standard-lift sectional doors with heavy-duty rails to prevent bowing during the cycle
  • Jackshaft (side-mount) operators — for high-lift and vertical-lift doors, keeping your ceiling clear for lighting, sprinklers, or cranes
  • Hoist operators — industrial-grade with manual chain hoist for opening heavy doors during power outages

New operator installations run $1,100 to $3,500+, depending on door size, daily cycle count, and the number of monitoring accessories. All installations meet UL 325 safety standards.

Custom Track Configurations – Not every warehouse ceiling is the same. We install high-lift tracks (clear space for forklifts and car lifts), vertical-lift tracks (doors go straight up in high-ceiling facilities), and roof-pitch tracks (follow your roofline for maximum clearance).

Commercial Door Installation – Need a new door entirely? We install insulated sandwich doors (up to R-25.8) for climate-controlled facilities, ribbed steel doors for unheated warehouses and docks, and full-view aluminum doors for auto dealerships, fire stations, and restaurants that need visibility and natural light.

What Commercial Work Costs

We’re straightforward about pricing because we know facility managers need numbers to make decisions, not vague estimates.

ServicePrice Range
Service call + evaluation$129
Commercial maintenance (per door)$269
Spring replacement (custom-cut)~$900 range
Operator installation$1,100 – $3,500+

The $129 service call covers evaluation and diagnosis. If we do the repair, the $129 is deducted from the total. After-hours and weekend calls incur a $129 fee in addition to the repair cost.

Pricing varies based on door size, spring requirements, and what we find during evaluation. We give you a clear number before any work starts.

Preventive Maintenance for Commercial Doors

A dock door that fails during a busy shipping day costs you far more than annual maintenance. We offer scheduled maintenance for $269 per door—and if your facility has multiple doors, we offer a 20% discount across the location.

What’s included in a commercial maintenance visit:

  • Full spring inspection and tension check
  • Lubrication of all moving parts — rollers, hinges, bearings, tracks
  • Hardware tightening — brackets, bolts, struts
  • Safety sensor testing and alignment
  • Weatherseal inspection and replacement recommendation
  • Cable inspection for fraying or wear
  • Operator performance check

One visit per year catches small problems before they shut down your operation. We’ll tell you what’s wearing and what’s likely to fail next so you can budget for it instead of dealing with an emergency.

If you manage a facility with commercial doors and want to set up a maintenance schedule, call us. We’ll come out, evaluate your doors, and put together a plan based on your specific setup and usage.

Why Businesses Call D&L

We show up fast. Commercial calls get priority. Most calls are handled within a few hours, depending on the schedule. When Columbia Sportswear needed a door replaced before their store opened, we started at 4 AM and finished before customers arrived at 10.

We carry commercial parts. Our trucks stock commercial-grade springs, cables, hardware, and common operator parts. Springs that need custom cutting are done the same day through our local supplier in most cases.

We know commercial doors. Residential and commercial are different animals. The springs are bigger, the hardware is heavier, the safety requirements are stricter, and the cost of downtime is real. We’ve been doing this since 2010, and we’re fully licensed for commercial work — Oregon CCB #194109, Washington License #DLGARGD820CF.

1,300+ five-star reviews — mostly residential, but the same crew, same standards, same commitment to showing up and getting it done right. See our reviews.
