Wall-Mount Garage Door Openers — Installed From $989

A wall-mount garage door opener sits on the wall beside the door — not on the ceiling. It connects directly to the torsion shaft, so there’s no rail, belt, or chain running across your garage ceiling. You might also hear these referred to as side-mount openers or jackshaft openers. Same thing, different name.

This design isn’t just about looks. Wall-mount openers solve real problems that ceiling-mount openers can’t: high-lift garage door configurations, beam obstructions, and garages where you need the ceiling completely open for storage or a car lift.

We install three wall-mount models from two manufacturers — LiftMaster and Genie. All three are in stock locally, and most installations happen same-day. Every job is done by our in-house technicians, never subcontracted.

Why Choose a Wall-Mount Opener?

Most garages work fine with a traditional ceiling-mount opener. But there are situations where a ceiling-mount just won’t work — or where a wall-mount is clearly the better option.

High-lift garage doors — If your door tracks curve up toward the ceiling rather than run horizontally, you have a high-lift configuration. Ceiling-mount openers cannot work with high-lift doors. Wall-mount openers connect directly to the torsion shaft, so the track layout doesn’t matter. All three models we install are high-lift compatible.

Beam obstructions — Older Portland homes sometimes have structural beams, ductwork, or pipes running across the ceiling that block a traditional rail. A wall-mount avoids the ceiling entirely.

Ceiling storage or car lifts — If you want overhead storage racks, a ceiling-mounted car lift, or just an uncluttered garage ceiling, a wall-mount opener keeps everything out of the way.

Ultra-quiet operation — With no rail vibrating across the ceiling joists, wall-mount openers produce less noise and transfer less vibration into living spaces. If your bedroom or living room sits above or next to the garage, this matters.

Three Wall-Mount Models We Install

We carry wall-mount openers for every residential situation — from standard single-car doors to oversized, extra-heavy custom doors.

LiftMaster 98022 — Our Most Installed Wall-Mount

The LiftMaster 98022 is what we install on the majority of wall-mount jobs. It handles doors up to 850 lbs, includes battery backup, an automatic door lock, and myQ smartphone control. It’s compact (22″ × 7.25″ × 7.5″), reliable, and LiftMaster eliminated the cable tension monitor on this model — which means faster installation and fewer components.

For most Portland homes with a standard or slightly oversized garage door, the 98022 is the right fit.

LiftMaster 98032 — Heavy-Duty for Oversized Doors

The 98032 is the heavy-duty option. It’s the first and only UL-certified residential opener rated for doors up to 1,100 lbs. If you have an oversized, extra-tall, or heavily insulated custom door that exceeds what the 98022 can handle, this is it.

It runs on a heavier 24V DC motor (vs the 98022’s 12V DC), comes with two backup batteries instead of one, and uses a 65:1 gear reduction for the additional lifting power. The tradeoff is a larger unit (28″ × 15″ × 10″) and a higher price point. Same myQ smart control, same automatic door lock, same lifetime motor warranty.

Genie 6170 — Alternative Brand Option

The Genie 6170 Wall Mount Pro Series is a solid alternative to the LiftMaster 98022. It handles doors up to 850 lbs, includes battery backup, an electric lock, and Aladdin Connect smart control (works with Alexa, Google Assistant, and Control4).

A few things set it apart: GenieSense monitoring technology continuously watches the door’s operation and alerts you when something changes. The Safe-T-Pulse system provides internal cable-tension monitoring via an electronic pulse — it can’t be bypassed or misaligned like external detection methods. And it’s compatible with all HomeLink and Car2U systems without needing an adapter.

The motor warranty is 15 years (LiftMaster’s is lifetime), and it uses Genie’s Aladdin Connect app instead of myQ. We typically recommend LiftMaster as our primary brand, but the Genie 6170 is a quality option at the same price point.

If your garage has standard track and enough room for a rail, a ceiling-mount opener gives you more features for less money — including a built-in camera, and starting at $699. But if you need high-lift compatibility, a clear ceiling, or your garage layout won’t accommodate a ceiling-mount system, wall-mount is the way to go.

Installation Requirements — What We Check First

Wall-mount openers connect directly to the torsion shaft, which means the door’s condition matters more than with a ceiling-mount system. Before every wall-mount installation, we inspect two things:

The door must be in excellent working condition. It needs to roll up and down smoothly — no binding, no sticking, no hesitation. The door must be perfectly balanced. If the balance is off, a wall-mount opener will cause the torsion cable to drop off the drum. That tangles the cable and jams the door in place. We test and adjust the door balance before installing any wall-mount opener.

Not compatible with low-headroom outside-pull systems. If your garage door uses a low-headroom track with an outside-pull design, wall-mount openers can’t be installed. We’ll identify this during the assessment and recommend the right alternative — usually one of our ceiling-mount LiftMaster openers.

Portland Metro Service Area

D&L Garage Doors installs wall-mount openers across the Portland Metro area, including Portland, SE Portland, Beaverton, Lake Oswego, Milwaukie, Happy Valley, West Linn, Oregon City, Gresham, Hillsboro, Wilsonville, and Vancouver, WA. All three models are available from our local suppliers, same-day or next-day, and most installations are completed the same day you call. Every job is handled by our in-house technicians — we never subcontract.

FAQs About Wall-Mount Garage Door Openers

They’re all the same thing — a garage door opener that mounts on the wall beside the door instead of on the ceiling. “Wall-mount” and “side-mount” describe where it’s installed. “Jackshaft” is the industry term for the drive mechanism that connects directly to the torsion shaft. Different names, same type of opener.
