high-lift garage door conversion

High Lift Garage Door Conversions

Want to install a car lift or build a gym in your garage? A high lift conversion gives you the ceiling space to do it.

A standard garage door tracks horizontally along the ceiling when it opens — eating up overhead space you could be using. A high-lift conversion redirects the door to travel vertically along the back wall, freeing up the ceiling area above the door opening.

It’s one of the most practical upgrades you can make to a garage — and it works with your existing door. We replace the tracks, springs, drums, and cables. The door itself stays.

Cost: $950 – $1,450 depending on door size and configuration. The install takes about 2-3 hours.

Why Homeowners Get High Lift Conversions

Car lift installation — This is the #1 reason. If you want a two-post or four-post lift in your garage, the standard horizontal tracks are in the way. A high lift conversion moves the door path out of the lift’s clearance zone. Without it, you can’t raise a vehicle and open the door at the same time.

Garage gym — Pull-up bars, overhead cable machines, wall-mounted racks — all need ceiling clearance. A standard door track running across the ceiling limits what you can mount and where.

Storage — Overhead storage racks and platforms need clear ceiling space. A high lift conversion opens up that area for shelving, bins, or seasonal storage.

How It Works

A high-lift conversion modifies the track system so the door travels straight up along the wall above the opening, rather than curving and running horizontally across the ceiling.

What we replace:

  • Tracks — new vertical tracks extend above the door opening
  • Springs — recalculated and replaced to match the new track geometry
  • Drums — new drums to handle the different cable winding path
  • Cables — new cables sized for the vertical lift distance

What stays: Your existing garage door. We don’t need to replace the door itself — the conversion is all hardware. The door panels, hinges, and rollers stay in place.

Time: About 2-3 hours for a standard residential conversion.

Requirements and Limitations

Not every garage — or every door — qualifies for a high lift conversion.

You need at least 40 inches of wall space above the door opening. That’s the minimum clearance for the door to travel vertically. If your door is 7 feet and your ceiling is under 10 feet 4 inches, there isn’t enough room. We measure during the estimate to confirm.

Wooden doors are not recommended. Wood doors are significantly heavier than modern steel doors. The extra weight puts more stress on the high-lift hardware and shortens the life of the springs and cables. If you have a wooden door, we’d recommend replacing it with a new steel door that includes the manufacturer’s high-lift hardware.

Doors older than 15 years are not recommended. Older doors have worn panels, weakened sections, and hardware that’s near the end of its life. Converting old hardware to high lift means you’re putting new tracks and springs on a door that may need replacing soon anyway. For older doors, we recommend a new garage door with a high-lift configuration built in from the factory — it’s a better long-term investment.

If your door qualifies, we’ll confirm during the on-site estimate. If it doesn’t, we’ll tell you why and give you options that make sense rather than selling you a conversion that won’t hold up.

High Lift for Commercial Spaces

High-lift conversions are more common in commercial applications than in residential ones.

Restaurants and breweries use high lift doors to create indoor/outdoor flex spaces. The door opens straight up and out of the way, giving you a full open wall without door hardware hanging across the ceiling.

Auto shops and warehouses need overhead clearance for lifts, equipment, and tall vehicles. High lift conversions — or full vertical lift track systems — keep the door path against the wall and out of the work area.

Retail spaces use high-lift garage doors to create open storefronts. The door disappears above the opening, creating a seamless transition between indoor and outdoor space.

For commercial high-lift work, we custom-configure track systems, including high-lift, vertical-lift, and roof-pitch configurations. Contact us for a commercial estimate.
